Lightstone DIRECT currently offers a OKC Outlets is the only outlet center within a 100+ mile trade area of Oklahoma City. The deal offers a projected 11.6% net average annual distribution rate to LPs.

Lightstone is acquiring the property for $80 million ($203/SF) — approximately 13% below comparable sales identified by Lightstone and approximately 37% below Lightstone's internally estimated replacement cost — at a projected 10.1% going-in cap rate. As of July 2026, occupied square feet stood at 97.5%, and the center was leased to 94 national and regional tenants, none representing more than 4% of revenue. Lightstone's strategy is to preserve this current cash flow while incrementally improving the merchandising mix and tenant lineup as leases roll, supplemented by low-capital value drivers: a potential sale of the BJ's outparcel (projected, not assured), capturing percentage rent and contractual rent bumps, and adding digital highway signage along I-40.

Why did Lightstone decide to open investment opportunities to individual investors?

There are a few reasons we decided to open opportunities to accredited investors, the main one being that we identified a gap in the market for direct real estate investments. Over the past decade or so, many “real estate crowdfunding” platforms have underdelivered, plagued by poor risk controls, lack of transparency, misalignment with sponsors and fee-heavy structures. As an established institution with four decades of experience and $12B+ AUM, we saw an opportunity to take advantage of this dislocation in the market to empower individual investors while also increasing our own AUM.
